The Development

A surf community in the desert, fifteen minutes from downtown St. George.

Alaia — Hawaiian for joy — is a 570-acre master-planned community on the former Stucki Farms property in Washington City. The Washington City Council approved the development in 2025, including 2,300 homes, a community clubhouse, several restaurants, and approximately 300,000 square feet of commercial space.

The centerpiece is Zion Shores, a 65-unit short-term rental community built around two concrete-lined surf lagoons with three separate wave technologies — PerfectSwell Zion by American Wave Machines, plus UNIT Surf Pool's 164-foot dynamic wave and 60-foot standing wave. Owners and renters receive priority access; the public can book through the development's portal.

Construction began in late 2025. The surf park is scheduled to open in 2027. Homes start at $1.5 million. The development is located between Warner Valley Road and the St. George Regional Airport — 15 minutes from downtown St. George and 45 minutes from the entrance to Zion National Park.

Southern Utah is in drought. That's not a marketing problem to skip past. Alaia's developers have publicly stated that the surf lagoons will use non-potable brackish water from private wells — water too salty for drinking or agriculture but safe for recreation with treatment.

Are you affiliated with the Alaia developer?
No. Alaia is being developed by Alaia Development Corp. and Desert Lakes LLC. Visionary Homes is one of the builders. Real estate services on this site are provided by Troy Moultrie, Associate Broker of Real Broker LLC, Luxury Division, operating under the "Treasured Properties" team brand. Property management is provided separately by Treasured Property Management PLLC. Home services are provided by Utah Total Home Care LLC dba Treasured Properties Home Solutions. None of these entities is affiliated with the Alaia developers, builders, or marketing teams. That independence is the point.
When will homes actually be available?

Will I be able to rent my home short-term?
The 65 homes inside Zion Shores are specifically designed as short-term rental properties — owners and renters get priority access to the surf lagoons. Other Alaia neighborhoods may or may not permit STR; we'll review the specific HOA and zoning restrictions with you before any offer. STR rules vary lot by lot.
What about the water and drought concerns?
Legitimate concern, transparent answer: the surf lagoons will be filled from private brackish water wells on-site — water too salty for drinking or irrigation. The developer states this does not draw from city or culinary water supplies. Some Washington City residents and one council member have voted against the project on principle. What's the difference between Alaia and Desert Color / Coral Canyon / The Ledges?
Different price points, different demographics, different STR rules, different commute times. Alaia is the only master-planned community in Southern Utah with a true surf park as the anchor amenity. Desert Color has its own lake and STR zones. Coral Canyon is family-oriented and primary-residence. The Ledges is golf and luxury. Tell us your priorities and we'll compare them honestly.
Can you help me 1031 exchange into Alaia?
Yes — this is one of our strongest niches. If you're selling an investment property elsewhere and want to roll proceeds into an Alaia STR, we coordinate with your qualified intermediary, the builder timeline, and your CPA to make the windows align.
