Independent buyer representation, full-service property management, and short-term rental partnership — for Washington City's 570-acre master-planned surf community. One local team. Every step.
Alaia — Hawaiian for joy — is a 570-acre master-planned community on the former Stucki Farms property in Washington City. The Washington City Council approved the development in 2025, including 2,300 homes, a community clubhouse, several restaurants, and approximately 300,000 square feet of commercial space.
The centerpiece is Zion Shores, a 65-unit short-term rental community built around two concrete-lined surf lagoons with three separate wave technologies — PerfectSwell Zion by American Wave Machines, plus UNIT Surf Pool's 164-foot dynamic wave and 60-foot standing wave. Owners and renters receive priority access; the public can book through the development's portal.
Construction began in late 2025. The surf park is scheduled to open in 2027. Homes start at $1.5 million. The development is located between Warner Valley Road and the St. George Regional Airport — 15 minutes from downtown St. George and 45 minutes from the entrance to Zion National Park.
Whether you're treating Alaia as pure income property, a part-time vacation home that rents itself, your full-time relocation, or you've already secured a lot — we cover the full lifecycle in-house.
You're buying for cash flow. You want STR projections, cap rate analysis, 1031 exchange options, and a property manager who understands the booking economics — not just a buyer's agent collecting commission.
Investor Track →Vacation home five weeks a year. Income property the rest. You want blackout-date control, owner-priority booking, and a management team that protects the asset between your stays.
Hybrid Track →You're moving to Southern Utah from out of state. You need a local buyer's agent who can compare Alaia to The Ledges, Coral Canyon, and Desert Color — and tell you the honest tradeoffs.
Relocation Track →You went direct to the builder and now you need management, STR setup, and ongoing care. We onboard properties from any builder — we're not tied to a single developer.
Owner Services →Most real estate transactions hand you off three times — agent, then management, then back to a different agent at resale. Our team keeps it under one roof, with each service delivered by the appropriate licensed entity.
Independent buyer representation. We don't work for the builder. We negotiate for you, run comps, walk you through HOA documents and STR restrictions.
Real Broker LLC · Luxury Div.Full property management — maintenance, owner statements, vendor coordination, the long-term care of the asset by a licensed property management firm.
Treasured Property Mgmt PLLCSTR operations through our preferred short-term rental management partner. Listing optimization, dynamic pricing, guest experience, owner-blackout calendars.
STR PartnerWhen it's time to sell — five years out or twenty — the same buyer's agent who knew your property at purchase represents you at sale. Continuity matters.
Real Broker LLC · Luxury Div."The lagoons will be filled with non-potable brackish water from privately owned onsite wells. Not drinking water. Not irrigation water."
Southern Utah is in drought. That's not a marketing problem to skip past. Alaia's developers have publicly stated that the surf lagoons will use non-potable brackish water from private wells — water too salty for drinking or agriculture but safe for recreation with treatment.
Some residents and one Washington City council member have raised concerns. The conversation is legitimate, and any buyer should understand both the developer's water-rights position and the community pushback before they commit. We'll walk you through both sides.

We work for you, not the builder. Visionary Homes is a great builder — but their sales team is paid to sell their homes. We compare offerings honestly.
